Q: How do you market my property?

We will also make suggestions about the listing price, staging the property, and recommend any improvements to the interior or landscaping that we feel can present your property in the best light. Q: How often will my property be shown to prospective buyers?

A: That will depend on a couple of different factors, namely:

1. Is your home or condo available for showing, or is it often rented?

2. If you use the services of a property management company, is their staff available and responsive to realtor showing requests?

We are always happy to work closely with property managers to ensure we can offer as much advanced notice as necessary and respect any blackout or non-showable days.

Q: Can you explain how Capital Gains Tax works in Mexico?

A: Our foreign sellers find the subject of Capital Gains Tax confusing, and for good reason: it can be! Much like in the United States, a foreigner who sells property in Mexico is liable to pay what is the Mexican equivalent of the Capital Gains tax. This liability is either 20% of the declared value of the transaction OR 28% to 35% of the net gain, less the improvements made, commissions paid, and other allowable expenses.

 

Understanding Mexican tax law is an important part of the purchasing process, but luckily for our clients, we know the law inside and out so you don’t have to worry about it.

A: Curious about the value of your property? We can email you a free Comparative Market Analysis [CMA], which shows what units in your building have sold for, and the asking price for condos/homes currently on the market in your building.
